Questions about selling costs
What does it cost to sell a house in New Zealand?
The largest cost is the agency commission, which is a tiered percentage of the sale price plus GST. On top of that sit marketing costs, legal fees for the conveyancing, and any repairs or staging you take on. There is no regulated commission rate in New Zealand — agencies set their own, and the rate and the marketing package are both negotiable.
Is real estate commission negotiable in New Zealand?
Yes. There is no fixed or regulated rate. The percentage, the marketing package and the length of the agency term are all negotiable, and the scope to move is usually greater on higher-value properties where the percentage produces a large fee.
Is GST charged on real estate commission?
Yes, GST applies to the commission and to most marketing charges. When an agency quotes a rate, it is worth confirming whether the figure they have given you includes GST, because a rate that sounds competitive can land quite differently once it is added.
Do I pay marketing costs if my house does not sell?
Frequently yes. Marketing is often billed separately from commission and can be payable whether or not the property sells. The agency agreement sets this out, and it is worth getting the total in writing before signing.
